The Ivy Group successfully sold a 10,000 sq. ft. industrial building in Santa Clara, California, for $3.5 million, which the family trust planned to donate to charity. The property, valued at $3.7 million, was marketed "as is," attracting five offers within a month. Despite a $100,000 discount request from the second buyer, Tim V. Tran advised against it, and led to a $100,000 savings for the seller.
This was the second time the trust retained Tran's services, highlighting his expertise and success in commercial real estate.
