By leveraging the buyer's motivation and market knowledge and through understanding of buyer pain points in strategic negotiation, The Ivy Group CEO Tim Vi Tran saved $100,000 for the seller.
The Ivy Group successfully sold a 10,000 sq. ft. industrial building in Santa Clara, California, for $3.5 million, which the family trust planned to donate to charity. The property, valued at $3.7 million, was marketed "as is," attracting five offers within a month. Despite a $100,000 discount request from the second buyer, Tim V. Tran advised against it, and led to a $100,000 savings for the seller.
This was the second time the trust retained Tran's services, highlighting his expertise and success in commercial real estate.

Thanks to the Ivy Group, Knightscope Inc, a Silicon Valley-based robotics company, saved millions on a sublease for their headquarters.
Tim V Tran, CEO of the Ivy Group, advised Knightscope to scale down from a 100,000 sq. ft. to a 33,355 sq. ft. space, securing a deal at $2.37/sq. ft. with 10 months of free rent, totaling $790,000 of savings. This 30-40% off market rates saves Knightscope $5 million over five years.
Tran's expertise and long-term relationship with Knightscope, spanning 15 years, ensured a prudent and realistic lease decision, ultimately benefiting Knightscope's growth and financial stability.
